    Started out as a saloon on the grand Del Paso Blvd. before the turn of the 20th century, and in the early 1900's there was a large addition, including a 2nd story above the earlier saloon. The property evolved into 3 separate retail spaces on the bottom level and 3 residential apartment units on the upstairs levels, with the last business uses including a barbershop, a hair salon, and the illustrious "Nighthawk" bar and social club, which lingered well into the 21st century, before the longtime owner/operator passed away and subsequent management was unable to keep it going. With an eye on the last 2 decades of slow but steady gentrification of the formerly grand Del Paso Boulevard Arts District, we converted the mixed use property into (technically) a Duplex, with a large 3 bedroom 2 bath unit upstairs in the front, a huge series of Artist work spaces below, and a small 1 bedroom unit upstairs in the rear of the property. Easy alley access through the rear of the property, enclosed with 10' high security drive gates, as well as a secured passage from the Del Paso frontage to the rear of the property along the west end of the front building. Potential for a lovely roof garden/raised deck off of the kitchen/dining area of the front residential space (will require additional decking and handrails per the City). The entirety of both units was meticulously repaired and updated, with all new perimeter foundations, new electrical (incl. separate 100 amp subpanels and meters for each floor of the front building and a separate panel and meter for the rear unit, and a separate small "house" panel and meter for the exterior lighting and convenience power on the exterior), . . . all new plumbing, 2x6 exterior walls with over the top insulation, new roofing protection on the rear "flat" comp surfaces, each bedroom has a prepared opening and circuitry for 240v heat pump units to be added as desired to separately control the temperature of each bedroom (plus radiant type "baseboard" heat downstairs in the large work spaces to knock down any winter chill; being completely shaded and well insulated the downstairs does not seem to require cooling). Designed as either an Artist live/work community, or the start of what could be a fabulous restaurant/wine bar below, patio dining out back, ownership/staff/ or workerbee living on premises above, easy alley deliveries, walk up customer base, etc., etc. City says one would not need any zoning change to go back to retail uses, just a "change of use" statement and any additional facilities that the new use might require (additional bathrooms/handicapped access downstairs; possibly a handicapped parking space or 2 at the rear--plenty of parking in front on the Blvd. already . . . Would be great for maybe 4 couples to share the property, each having their own private bedroom space, sharing the rest of the upstairs areas for living and great work and potential gallery/sales spaces downstairs . . .
