The building consists primarily of mature residents seeking a quiet, yet friendly place to live. Management is responsive to Resident needs, and seeks to provide all Residents with a desirable place to live. Apt #6 is located on the 2nd floor, at the left end of the central stairs leading to the top 3 front-facing apartments. It has an open kitchen/living room floor plan; large double-pane vinyl windows that overlook the expansive lawn and flowers in the front of the building; a white stone wood-burning fireplace; assigned 2-car off-street parking space (and optional additional parking for $45/month); and bedroom to the rear of the apartment for added privacy and quiet. On-site laundry room with coin or app based washer/dryer operation. Video walk-thru available upon request. 1 year lease. $1395/mo rent. First month ($1395), Last month ($1395), and ($1300) Security deposit required (Minimum of $2,293.33 due prior to move-in). Tenant is billed monthly by Landlord for 1/8 share of building's water, sewer, and garbage (averaged around $80/month in 2025). Electricity is metered and billed directly to tenant by PSE based upon usage. Assigned parking for 2 cars (in line) included with rent. Additional parking available for $45/month. Pet deposit $200/cat. General Criteria for Tenant Selection includes: COMPLETED Application submitted with government issued photo ID, Application fee, and any other confirming paperwork (ie: paycheck stubs, letters of reference) that might be helpful. INCOME: Sufficient, verifiable, stable income. Monthly income 2.5 times rental amount ($3,488/mo; $41,850/yr) OR Savings equivalent to 4 months rent ($5,580); and debt to earnings ratio of no more than 30%. CREDIT: Credit Score of 640 or higher, OR proof of savings equal to minimum of 4 months rent ($5,580) if no credit history OR if score 600-639. STABLE INCOME or EMPLOYMENT HISTORY: 6 months of employment with current employer or in the same field of work; OR proof of savings equal to 4 months rent; OR verification of income history if self-employed. PUBLIC RECORDS: Per the Attorney General of the State of WA, criminal convictions will be considered in light of the context of the crime when determining if the applicant poses a risk to the other tenants on the property. RENTAL HISTORY: Favorable references from last 2 landlords (ie: timely rent payment, no damage in excess of normal wear and tear, no documented rules violations, timely issuance of notices of intent to vacate and compliance therewith). OR if no prior unrelated landlords history, In-State Guarantor/Co-Signers meeting rental criteria or additional deposit may be allowed. We primarily are seeking to determine if you can: pay rent on time, take good care of the property, and are a good neighbor. Reusable tenant screening reports may be accepted IF they contain all necessary information. Smoking is not allowed inside the apartment, nor within drift range of other tenants.
