Our Criteria A. Income. 28% of gross income must be greater than or equal to the rental rate of the unit being applied for. We combine all verifiable income for all adults, 18 or older, on the application(s). Proof of income is required. B. Rental History. Favorable rental and/or payment history from previous landlord(s) and/or Mortgage Co.(s). YOU WILL BE DENIED IF YOU ARE CURRENTLY UNDER EVICTION. C. Credit History. Your credit report must be satisfactory. Credit score 625 or higher D. Employment. A minimum of one year of continuous employment. Our application fee is $100.00 per person over the age of 18 yrs and older. Zillow applications are not accepted. The tenant is responsible for all utilities. Two pets are allow with a weight limit of 50 lbs. and our pet rent is $50.00 a month per pet. Short term leases are available Due to the fact that people have not been showing up to scheduled appointments, we will be calling prior to your appointment because our office is not onsite.
