Location: Applicants should be aware this is a basement apartment consisting of Kitchen, Living Room, Bedroom, Bathroom, and two walk-in closets. The apartment has large windows and is on the south side of the building -- both help provide natural light. The entrance is private, away from the street, and opens to the fenced backyard. Owner provides garbage, composting, and recycling service and provides water and sewer services. Tenant is responsible for Electrical (PP&L - Lights, Heating, Refrigeration, etc.) and Natural Gas (Northwest Natural Gas -- Hot Water, Cooking, and Fireplace/Heating). Lease Term: 12 Month renewable lease providing satisfactory tenancy providing Tenant has not received notice from Landlord of Lease/Ordinance violations during that term. No smoking, vaping, or use of marijuana related essential oils anywhere on the property. Some tenants have sensitivities to each or all of the above. Coin-Operated Laundry: Each Tenant is assigned two or three four hour slots each week which (to the extent possible) fit their scheduling needs. And anti-static sheets are destructive to clothes dryers. Parking: Parking is generally readily available on the side-street adjacent to the apartment building. Landlord does not provide off-street parking. Pets: No dogs are allowed to run free on the property without present supervision of the Tenant. Times for dogs to be untethered in the fenced yard are to be negotiated between tenants. Tenant must clean up after their dogs and cats. While we do not require cats to be declawed, Tenant takes full responsibility for providing adequate toys/cat scratching facilities to ensure cats do not claw our 100+ year-old, beautiful natural wood work! Pet Rent: Pet rent is per pet per month. Tenant must pass credit check and background check and provide satisfactory prior rental references with no evictions on record. Tenant pays a modest fee to Zillow (or other rental listing site) to apply and submit information for background, credit, and rental references. Applications: Applications will be processed via online listing agents (e.g. Zillow). We encourage, but do not require, prospective Tenant to view the apartment before submitting an application. Applications are handled in accordance with Oregon State Law and Portland/Multnomah County Landlord/Tenant Ordinances. Proof of Income, Credit and Rental References are required. In addition, Landlord requires copies of personal identity documents prior to effecting a lease agreement. The Open Application Period begins August 14, 2026 at 12:30am. At the start of the Open Application Period, the date and time that each completed application is received is recorded and applications are processed in the order received. If applications are received before the Open Application Period, they are subject to an 8-hour penalty and processed in the order received (see PCC 30.01.086.C.1). Landlords live and work on site. All current tenants have lived on site for 3 or more years and are thoughtful, considerate, kind, and respectful.
