We are moving out of our beloved pet-friendly 1-bedroom apartment because of a death in the family which has caused us to acquire a couple extra pets- otherwise we would have happily stayed! We are a couple with one dog and one cat, and the unit has been very comfortable for us over the past 1.5 years. Unit has one-bedroom with a large walk-in closet. Tall ceilings throughout the space. Bedroom and closet are carpeted, the rest of the unit has hard-wood laminate flooring. One large bathroom, spacious tub, with full-size washer and dryer tucked inside a closet in the bathroom. Living room and kitchen are open concept, with a large counter-height island between. Plenty of cabinet space, counter space, and stainless-steel whirlpool appliances. Freezer has ice maker! Large farmhouse sink, 4-burner electric range, full-size dishwasher, microwave. Large floor-to-ceiling east-facing windows in living room and bedroom, also facing the community pool. Our small balcony has been large enough to sustain a robust container garden for 2 summers in a row, plants love the morning sun. Tenant-controlled electric heating and A/C work very well. Parking is $8/month for on-site. Some tenants choose to use street parking instead, but we have enjoyed the convenience of paying for parking. We love the location of our unit within the community- facing the pool, right next to the mailboxes and package lockers. The third floor means there is no noise from above. There are freight train tracks behind us to the west, but with double-paned windows facing east, we never hear the train. It's a pretty quiet community in general. Very pet friendly- a maximum of 2 pets are allowed, cats or dogs. No size restrictions, but there are breed restrictions. Pet rent is $35/month per pet. There is a $200 non-refundable pet deposit, as well as a $200 refundable pet deposit.There is a one-time $10 fee for the package lockers, which are very convenient. Packages which are too large to fit in the lockers are safely delivered to the office. Onsite one-car garages can be rented dependent on availability. Last we checked, they are $100/month if added as part of the lease, or $150 for month-to-month. Encore Evans Station is a non-smoking community, in-unit and on premises. Amenities: 24hr fitness center, the outdoor pool and hot tub are open 9 am - 10 pm daily. There are three community gas grills, and an electric fire pit. Indoor dog wash, equipped bike/ski repair shop, pool table, community indoor and outdoor entertaining spaces, community computer + printer, one-cup coffee/tea machine with fixings in office. There is an on-site fenced dog park. To be honest, we don't love the space because it usually doesn't smell great, but it was a good option for us when our puppy was young so we could exercise her outdoors with the security of a fence. Encore offers valet trash pick-up. There is no option to opt-out of this, but it is incredibly convenient to be able to place your trash and recyclables outside of your door 5 nights per week and have them whisked away. With one pet, we have been paying between $1600 and $1700 monthly to Encore. There are a couple random fees for "pest control" etc. The cost of water is also billed to tenant's monthly rent and is dependent on usage. All of this is detailed in the lease. Tenant is responsible of setting up and paying for electricity with Xcel Energy, and internet/cable with Century Link or Comcast/Xfinity. We love this location in Denver. The immediate neighborhood is an upcoming area- there are plans for a pedestrian bridge on Jewell across Sante Fe in the coming year. Lots of new development, condos, restaurants. All the construction has no noise effect for the specific location of our unit! As the name suggests, Encore is nearby the RTD Evans Station. It takes less than 10 minutes to walk there. South Broadway is a great area. Lots of walkable dispensaries. We love SOBO liquors for all our beverage needs, the staff and selection is awesome. We walk our dog just across Broadway to the Platt Park neighborhood. Super safe, clean, and aesthetic area for long walks, and great restaurants + Farmer's Market on Sundays May-Nov. For a longer walk, we enjoy heading to the Wash Park neighborhood or DU area, or south through Overland into Englewood. The lease agreement is a sublet from November 15, 2021 to March 22, 2022 (when our lease was supposed to end). At that time, the new tenant can decide to re-sign for another full year (March 2022- March 2023) assuming they are in good standing. Technically, sublets are not allowed at Encore, however they are granting us this option due to the circumstances. Because of this, there will be no formal cleaning services or walk-through provided by property between tenants. However, we have scheduled the carpet to be professionally cleaned on Saturday, November 13, and for the unit to be professionally cleaned top to bottom that weekend as well. The new tenant agrees to take on the apartment "as is"- meaning the new tenant agrees to take on the responsibility of any "damages" to the unit caused by us. The new tenant will also inherit a $200 security deposit, already paid for. Rent from November 15, 2021 to November 30, 2021 will be prorated accordingly. Tenant(s) will be required to pass a criminal background check and income screening. Minimum monthly (combined if there are two people) income requirement is 2.5 x rent = 2.5 x $1545 = $3863. Each tenant will be required to pay a non-refundable $15 fee for the rental application. Unit number will be revealed upon signing the lease.Serious applicants only, please. No wiggle-room on dates. The unit will be vacated, clean, and ready for you on Monday morning, November 15. Process will be for you and I to get in touch first, then if you know that you can qualify for the terms of the rental application, I am happy to send more photos of the apartment furnished with our stuff, do video/in person tours of our apartment depending on the situation. I will then get you in touch with Encore's staff and you can fill out the rental application, lease, etc.
