We are currently looking to lease for 6 months-10 month lease, with the ability to renew for 12 months. We don't generally rent our properties in the winter, but our current tenant is buying a home with us so we are letting them break their lease. We want to shift the rental period back to the spring/summer timeline, for that reason we want the initial lease to be 6-10 months. After that period we would be able to rent for a typical 12 month lease. Owner pays trash, water, sewer, recycling. Tenant pays electricity and gas and manages snow/lawn care.
