INTRO Everyone who visits my 1200 sqft 2BD/1BA apartment tells me this is one of the "best value deals" for the space and location in West Los Angeles. We hope you agree!! Second, if you like a centrally-located, furnished apartment in a safe/quiet neighborhood, and if you are a reliable and trustworthy person who pays rent on time, is quiet, and creates no drama, then we may have a great match. Past tenants tell me that my Century City 2 BD / 1 BA apartment with brand new (as of late 2018) Washer/Dryer and private parking space is one of the best value deals in West Los Angeles. THE BASICS I'm looking to sublease my apartment near UCLA and Beverly Hills. Ideal start date to be somewhere between Aug 23rd and Sept 1st 2020...but could be as late as Sept 15th. There are options for the "length of stay", but "month-to-month" is not an option. Your options are: - Sign lease through either Dec 1 or 15...if you are just looking for a short-term lease; - Sign lease through May 1st 2021...with a chance to extend beyond that if we mutually agree to do so by April 1, 2021. Rent is $2400 per month, there is a $2000 deposit which along with first month's rent is your upfront entry fee ($4500), and the only utilities you cover are LADWP (Water and Power) and SoCal Gas...which are roughly $100-125 per month. You would have to pay for your own TV services should you wish to have access to either cable, Sling, or whatever your preference is. MORE DETAILS This apartment is fully furnished, is spacious, and is located right in the heart of all the great places to visit in West L.A. Located in Century City, you are 1 mile West of Beverly Hills, 2 miles South of UCLA/Westwood Village, 5 miles or less from Santa Monica, Brentwood, Hollywood, and Culver City. You are 10-20 min walking distance to the Century City Mall, Beverly Hills, and Westwood Village. We expect tenants to have (1) an impeccable rental history, and (2) who will be respectful to our neighbors and of our property. Being quiet in the evenings is the most important attribute we look for. The building is a quiet triplex, and this unit is the only upstairs unit. Half the unit is hardwood floors, and half the unit is carpeted. You have a washer/dryer in the apartment (which are brand new as of 2018), as well as a refrigerator and microwave. I've also just purchased (Summer 2019) a brand new mattress in the master bedroom. We do have some restrictions, including: - No pets allowed in the building. - Non-smokers only. - No drugs in the building or on the premise. - No parties...take the party elsewhere. This is a fantastic option for people either (1) transitioning to Los Angeles who work in West LA and wanting a place to get their barrings before finding a more permanent home, or (2) people who already live in LA that need a short-term rental as they transition from one scenario to the next. From our experience, given that this is a very family-oriented neighborhood, the ideal profile of our tenant is a business professional, college educated, and either a single person or a couple (no more than 2 people in the unit is ideal...not an ideal space for more than 2 people). And being a quiet person, especially in the evening. EXPECTATIONS / APPLICATION PROCESS You can expect that we will conduct a professional background check to mitigate against undesirable tenants. This will include you providing 3 references and proof of employment/income. My extremely strong preference would be to rent to someone who (1) is a college-educated white-collar professional who (2) does not use drugs, (3) who is not prone to drama, (4) who will be quiet and respectful towards my neighbors, and (5) is financially responsible and will pay their rent on-time without issues.
