    What's special

Built with meticulous care by fourth-generation custom home builder Novella Homes, the all-new construction home at 185 High Dunes Lane is beautifully situated on an expansive homesite with magnificent marsh views as far as the eye can see.   Fine details abound. The cedar-shake exterior, rich with curb appeal, has been dressed in a timeless, coastal gray; the classic coastal roofing with pale wooden corbels is of slate gray metal. The expansive car park offers additional space for guest vehicles on picturesque stone pavers. Located in Kiawah's highly desirable Ocean Park community alongside the world-famous Ocean Course, site of the 2012 and 2021 PGA Championships, and just down a neighborhood lane from the strikingly designed gathering spot Marsh House, this home enjoys proximity to a host of world-class Island amenities. It's an enjoyable three minute-drive to the seaside Ryder Cup Bar, seven minutes to the Kiawah Island Club's popular Beach Club with its fine dining and oceanside pools, and less than 15 minutes to Sasanqua Spa and the Tom Fazio-designed River Course's top-notch golf, tennis, and dining options.  OPEN ARMS The welcoming arms staircase, flanked by two palmetto trees, was fashioned in the historic Charlestonian style with Charlestowne brick tumbled with oyster white mortar, inviting guests to step up to a charming front porch with iron balustrades. There, the windowed front door with transom and sidelights was crafted of a gorgeous mahogany. Water Street Lanterns in copper light the way with a cozy glow on either side.  STEP INSIDE The home's light-filled open floor plan features high ceilings, floor-to-ceiling windows, and French doors that open to a multitude of outdoor living spaces.  Step inside and you immediately feel a warm glow. The foyer is striking with vertical shiplap walls and floors in seven-inch Lighthouse Plank hardwood stained in European white oak--Forestry Stewardship Council certified, they stretch throughout the home. A striking Gail silver chandelier hangs from the richly stained wooden ceiling.   Just ahead, the great room features white shiplap ceilings with rough-hewn wooden beams and a floor-to-ceiling, pale-painted brick fireplace with reclaimed wood-beam mantel and built-ins with floating wooden shelves to either side. The trim includes wide baseboard and crown molding in white, and the custom millwork is of the highest quality; no detail has been overlooked.  The living room's wet bar features custom glass-and-wood cabinetry, a backsplash of Calacutta Gold, Native Trails square hammered sink in brushed nickel, Rohl® Campo faucet, and undercounter Sub-Zero® wine fridge in stainless steel with glass door and illuminated touch panel. Perhaps best of all, the living room's wall of windows and glass doors frames the endless marsh views in spectacular fashion. To enhance the view, motorized, retractable screens are concealed in the porch soffits just outside. When lowered, the screens allow the doors and windows to be opened to nature, inviting the sea breeze insides while keeping bugs out.  A CHEF'S DREAM The gourmet kitchen is a chef's marvel with sleek white quartzite countertops, honed basalt farmhouse sink, dramatically curving Rohl Contemporary Bridge faucet in polished nickel, subway tile in a milk finish, and open lantern pendant in silver leaf over the island. The floor-to-ceiling, Shaker style cabinetry is white, with lighted display cabinets at the top and modern nickel cabinet pulls; the notch-out cabinetry of the spacious island, offering extra seating for family and guests, is of knotty alder in coffee stain. Professional grade appliances include a Wolf® 48-inch duel fuel range with six burners and stainless steel range hood, Wolf one-touch undercounter microwave, Sub-Zero refrigerator with integrated custom front panel, Hoshizaki® undercounter ice maker built into the cabinetry, and Bosch® dishwasher installed flush with the cabinetry.  To one side of the kitchen lies a comfortable dining area with a strikingly carved Durand chandelier; to another side lies a sun-filled breakfast nook surrounded by tall, transomed windows looking out on the tranquil salt marsh and lush Island vegetation. The crystal Ro Sham Beaux Frankie Malibu chandelier adds elegance to the light, delightfully casual space. PRIVATE SANCTUARY The main-floor master suite offers a peaceful sanctuary with a sitting area, tall windows with lovely marsh views, and private access to the home's covered porch, expansive pool deck, and summer kitchen.  Its marble-appointed bath offers tranquil luxury with pale countertops in honed Statuario Extra, flooring in Octagon Botticino tile, and, in the generously sized, frameless-glass walk-in shower with site-built bench, walls in honed Calacutta Caldia. The freestanding tub is from V&A York, lit from above by an elegant Tartufo Silver Granello chandelier in brass.  GUEST QUARTERS Take the staircase or elevator to the second level, where the central hall with its vaulted ceiling leads to four en suite guest bedrooms, each one spacious and sun-filled, with luxurious baths in pale tile and stone. Three have been placed across the rear of the home to take advantage of the spectacular view, and one offers private access to the home's second-floor balcony overlooking the saltwater pool and wide, green marsh stretching to the horizon--a perfect spot for morning coffee or evening cocktails.   Downstairs, the powder room is elegant with a reclaimed Russian oak washstand topped in honed Thassos marble and a rectangular vessel sink by Duravit. The wall-mounted faucets in polished nickel are by Waterworks, and the beautifully elegant lighting comes in two parts: an Astral pendant in silver leaf and two wall-mounted Camille polished-nickel sconces.  ENVIABLE EXTRAS The expansive fourth guest bedroom over the garage, with private bathroom complete with an enormous, frameless-glass shower, can also be used as a flex space for entertaining, a playroom, or simply a getaway.  Additional features of this partially furnished home includes three garages with stained concrete floors and handsome garage doors in the same shade as the mahogany front door. The stairway up from the garage is paved in Cabrillo tile with a bleached wood grout. The home's double-hung, custom-clad Andersen® windows are impact-rated.  A Kiawah Island Club Social Membership is available with the purchase of this property.
