    45 acres in the Upper Green River Valley. Property is on the South side of Middle Butte with full sun throughout the winter. It has paved highway access. Three quarters of the fence is new.  The East boundary is adjacent State Land which is surrounded by the Bridger-Teton Forest and Wilderness. Wind River Mountain adventures are just out the back gate!  The views of the Wyoming Range and the Gros Ventre Mountains are stunning.  There is a recorded, improved spring near the center of the property. Property survey is current.  Several homesites have great views and privacy. There are prospective sites for pond construction with live water. The fishing is fabulous at nearby New Fork Lakes, Dollar Lake, Green River Lakes and Green River.  Pinedale is where we shop, but Jackson Hole is only 90 minutes away, with commercial air service.  Rock Springs also has scheduled flights and shopping malls.  We have a new, well-equipped fire department and a local restaurant/bar and lodging.  Some of the property is sub-irrigated and is very productive for running horses or cattle.  White Bark Pine, Spruce and Aspen are the predominate trees on the property.  The Northeast corner of the property goes up to a pass in Middle Butte and is used by Moose, Elk and Mule Deer. Historically, Elk and Moose have wintered on the property's Sunny South side of Middle Butte near the year 'round spring. The Green River Valley is visually protected by traditional cattle ranches and several conservation easements.
