Lease Duration Seeking a mid-term tenant for 2 6 months. Flexible arrangements available upon discussion. Stays of 3 months or less include a $500/month premium. 2. Rent Payment Policy Rent is $7,500/month, due by the 3rd of each month (flexible grace period available). Payments accepted via Zelle or Stripe. A $50 late fee applies if payment is not received within 5 days past due date. 3. Security Deposit A $3,000 security deposit is required upon signing. Refundable within 7 days after move-out, less deductions for damages, unpaid rent, or lease violations. 4. Utilities Electricity is provided by the landlord and capped at $350/month. Any usage beyond the cap is billed to the tenant. Tenant may also opt for a $300 utility cap arrangement if agreed upon in writing. Property uses well water and has no gas service. 5. Maintenance & Repairs Landlord is responsible for major repairs and maintenance unless damage is caused by tenant negligence. Tenant must report issues promptly. 6. Use of Property Property is strictly for residential use only. 7. Subleasing Subleasing is not permitted without prior written approval. 8. Pets Pets allowed upon approval. A $250 non-refundable pet deposit per pet applies (covers cleaning only). Additional damage may be charged if applicable. 9. Inspection Landlord may conduct reasonable inspections with prior notice. 10. Quiet Enjoyment Tenant must comply with city noise ordinances. Quiet hours are 9 PM 7 AM. 11.
