READ ALL DONT CALL ME, CALL PROPERTY MANAGER... ATTENTION ALL 1ST TIME BUYERS ONLY: This is a home, that has been reduced in price only for a first time buyer for a cash sale of $27,000! Im selling my home so inexpensively because, my family and I own many properties across the country. Once a year we sell one or a few of our homes to first time buyers for under $50,000. This is done as a give back, to bless a family or individual that needs it aswell as a huge tax right off for us. No realtors, no lenders, no investors, no attorneys, no third parties and no one that has ever owned a property. FIRST TIME BUYERS ONLY! This home has tenants until the 14th of September. They've purchased their own property and are in the process of moving, but due to their lease contract, we must give 6 days notice before a person can do a walk thru or before we can even begin the sale. We are not giving that notice until a person interested, deposits the initial $7,000 cash (not check, not cashier's check, not money order, no wires, actual cash only), into my parent's bank account via cash deposit, in person, at my parent's bank. This deposit will happen within an hour and a half of you calling to say that you want to move forward. Or, if banks are closed due to it being the night before, then by 1030am the next day, the deposit must be completed. This is done along with having signed and received the contractual letter of intent, prior signed by me, before the deposit is made. Proof of deposit is a pic if the receipt from my parents bank, proving you made the deposit on time. THIS PROCESS IS NON-NEGOTIABLE! Our property manager Ms. K, is the only representation dealing with this home, (she is not a Realtor, not an agent or Broker), just our property manager whom we hire for a few of our rental homes. She is the only one we trust with these type of sales, while we are living out of state. Her number is beside my name at the bottom of the listing and at the bottom of this description. She will send you the contractual letter of intent (already signed by me, and after verifying you as a first time buyer with a pic of your ID texted to her). It states in the contractual letter of intent, that the $7,000 is fully refundable, once the walk thru happens in 6 days, if you no longer want this home. It is also made clear I will not give the notice to the tenants until the $7,000 cash, is confirmed being received via cash only bank deposit, to my parent's account, with a pic of receipt for confirmation. I will at that point, once funds are confirmed to have been received within an hour and a half timeframe (or by 1030am the next day if you contact after banking hours), give the notice to the tenants of the walk thru, happening 6 days later. If after the walk thru the purchaser still wants to move forward, then the balance $20,000 will either be due at closing or over 5 years owner financing at $334 a month. No interest is attached and we will pay all taxes for the property for the entire 5 years! Closing will be on the 15th of September and the home will be able to be possessed at that time. Closing costs and title fees will be paid by me, at closing and thru a title company. (PLEASE UNDERSTAND THAT THE TITLE COMPANY WILL NOT BE INVOLVED UNTIL CLOSING). This is for a 1st time buyer, serious and ready to purchase based on the NON-NEGOTIABLE terms stated above!
