    Handyman special or Investor Alert! Estate Sale of this Cape Cod style home on approximately 5.29 acre lot built in 1982 and located in the very desirous Estell Manor. The home is being sold “WHERE AS, AS IS.” All inspections, certifications, and Certificate of Occupancy are the responsibility of the buyer. Anything remaining on the premises at the time of final walkthrough will become the buyer’s responsibility to remove at their own expense. The home has potential for someone willing to put in the work and love. The home has 4 bedrooms and 2 full baths. The owner never used a laundry dryer and only has the washing machine in the closet in kitchen. The home was constructed on a crawlspace which is where the HVAC unit is located. There are two sheds on the property—one may need to be demolished, while the other remains in serviceable condition. A propane central heating system is installed but currently not operational. The original electric baseboard heating may be functional; however, the owner did not use it due to electricity expenses. A portable heater has been used to heat the living room and the entire home. A fireplace in the living room is of unknown working condition. Central air conditioning is installed and was operational in summer 2025.The estate executor did not reside in the property as an adult and therefore has limited direct knowledge regarding the home’s condition. Buyers are strongly encouraged to conduct thorough due diligence and inspections for all aspects of the property. The home requires a fair amount of TLC and maintenance to restore it to its original condition. Septic was installed in 1982 and executor indicates that the well water is not connected to a conditioning system and it is unknown if the well pump is operating properly. Please honor the caution tape on deck. Many boards are not safe and seller does not want anyone to use the deck. Access through the side door.
