    Outstanding irrigated farm
    Outstanding irrigated farm consisting of 285 acres in Yellow Jacket. The 145-acre center pivot would need to be cultivated and planted but the siderolls have fairly new alfalfa planted and is producing. There is an adequate supply of irrigation water and is pressurized by the Dolores Water Conservancy District. This water comes from the McPhee project supplied by the Dolores River. The T&L center pivot is 9 towers and comes with 38" tires so traction is not a problem. All tires hold air and the pivot was in use for the 2024 irrigation season. The 5 siderolls are current and can be used right away. Electric Power appears to be 3-phase. Hay barn is 45' x 100' and does not need any repairs. There is water and electric along both roads 15 & 16 on each side of the farm. There are 48 acres of wooded area on the southeast corner that have been used for livestock. Corrals need upgraded but there appears to be live water running through the far corner along with a pond that fills during irrigation season from its runoff. The views are amazing, with the LaPlata Mtns to the east and the Ute Mountain to the south. There is access from both county roads on the east and the west with two access points from road 16.
