Up to 3% commission will be paid to buyer agents per pre-existing agreement if not listed with an agent. Private elevated-bluff location with Sandy Point Beachfront and wide-span views of Sandy Point, Penobscot River and morning sunrises as diverse as there are days of the year. Great central location to travel to and from Belfast or to Bucksport over the Penobscot Narrows Bridge and up to Bar Harbor or Bangor as all are within an hour's drive. Staired access to the beach. Views run nearly 180. The home has one-floor living capability with the kitchen, master bedroom, full bath and laundry on the first floor. We have high speed internet, modern appliances, and newly-added deck that is great for grilling. The views from the living room and dining area change daily with the weather. One of the largest trees in the neighborhood sits in front of the cottage for all sorts of nature activity. Nearby trails along Hersey Retreat Road lead you to back routes to undeveloped parts of the water frontage in the area known locally as "The Amazon". People have also been known to flatten a few coins along the tracks along Steamboat Wharf Road. Full bath, laundry room, and kitchen redone about six years ago with granite counters, new custom hardwood cabinetry, and stainless appliances. The laundry was moved to the first floor and the bathroom was expanded. New second floor and basement windows. Forced warm air heat makes it easy to shut it down or warm-up if you wish to make it seasonal, though this is a year-round home with full walk-out basement which, if the heat system were replaced with split-duct units, the basement could likely be expanded pretty easily as it has always been dry. The carrying beams on this home are impressive. Whether you want to walk the roads or the beach or drive to the various destinations along the Mid-Coast and up into Acadia, you will likely find the convenience and simple beauty of The Point a place to come back to for generations just as we have. I am the grandson of, I believe, the fourth owner, who purchased the cottage in the early 1970's. The cottage was first built prior to 1919, based on a date carved in old stone and concrete stairs that were removed about 25 years ago, which I remember from my youth. I've assisted in maintaining the cottage with my grandmother and father over the past 20-25 years. My family has always shared the cottage with friends and family and have rented to others as well, though no pets or smoking were allowed. The cottage will be offered furnished with the exception of some smaller sentimental items. The cottage is unique in that it offers privacy, though not seclusion and since its location is not too far into Sandy Point, the views are of "The Point" and not just the river (Penobscot River). The elevated location keeps the area slightly breezy and not damp as you'd find with some direct water-level locations. The area is sufficiently convenient and linked to tourist destinations without the traffic or being on Hersey Retreat Road or the expense of belonging to a condo association. It is easy to travel to Rockland one day, Camden the next, Belfast thereafter, Searsport and the flea markets after that and up into Bar Harbor or even Bangor or Augusta to close out the week. We have a lot of memories from simply slamming the screen door, walking the beach or nearby trails to "The Amazon," or along the road up to the distant old railroad crossing. The home-style feel will hit you when you walk in the door.
