ROLAND SEILER This maintenance friendly house, sitting on one (1) acre and is located just 5 miles out of the City Limit of Cleveland and Walmart South) in a beautiful, green, nice, quiet subdivision in great country setting with great neighbors as well. It is surrounded by some shady trees, has front and back porch of 160 square foot each, a large yard, means you might be able to find some quiet time to relax with mother nature. Inside the house there are two bedrooms (210 and 190 square foot), two bathrooms (70 and 80 square foot), a combined living and dining area (360 square foot), kitchen area with breakfast bar (160 square foot), laundry room (60 square foot), walk in closet (70 square foot) and plenty additional closet space. The house has central Heat/AC, is fully insulated and comes with Washer and Dryer, Stove, Dishwasher, Refrigerator, Microwave. One of the two bathrooms has a Jacuzzi bathtub and there is no carpet in the whole house. The house comes with a "Double-Wide carport for secure car parking next to the house, which also includes a 100 square foot lockable storage area. Some additional storage on the property (for garden tools etc., may be possible if needed. The rent will be $1,300.00 monthly, including city water up to a maximum up to $50 per month. The Lessee will pay the monthly "Electric Invoice" from VEC and will charge the Tenant this amount, according to the monthly Invoice thereafter. The Tenant will need to arrange their own choice of the weekly "Garbage Pick-UP" arrangement (currently available $50 and higher per each 3-month period in Bradley Country). To move in, you (the Tenant/Lessee) will need to sign a 12-months LEASE (a sample Print of the Terms will be provided during your first visit). To move in, You will also need to pay the first "RENT" of $1,300.00 plus a $1,300.00 security deposit (Cash only), which will be returned no later than 30 days after the End of the Lease, minus the amount for the last and final "Utility bills" and minus any additional repair cost (for not normal wear, tear or damage) during the time of the lease, according to a Invoice and or Repair Tickets. A small pet (if taken care well) will be okay on the leased property, but please no freely roaming and excessive barking. There should be plenty of space on the 1/2+ acre for a safe cooking/grilling in the yard and away from the house. A covered two car storage building with lockable storage will be provided as well. Besides short term visitors/guest, there are only the "Lessee/Tenant" vehicle's allowed to park permanent on the property. Maintenance Police: The "Lessee/Tenant" is taking care of routine or normal wear maintenance (like burned out light bulbs, changing A/C filter, other). Lessor/Landlord might pay for those parts and materials if agreed ahead or will fix those items self. Lessee will be responsible for contracting a "Weekly Garbage Removal Service" as mentioned as well. Finally: The house should be ready for the new Tenant to move in starting on begin of July 2025 (or later). If the new Tenant is able to help with he care of the rented property (mowing, leaf cleaning, other) the Rent will be reduced by $50 per month or $600 a year.
