This is a 12 month lease to rent Lease guide lines: Garage deposit $300.00 is refund once it is cleaned Tentant must agree to a walk though every month with the property manager a 24 hour notice will be given to tenant Property manager will ONLY make two attempts to schedule the walk though can be done by phone call or notice placed on front door Tentant is responsible for scheduling of walk though after two attempts where made by property manager If tentant does not schedule a walk though after 3 day after the property manager has made two attempts then the tentant is in violation of lease and owner can demand the lease to be paid in full Tentant will forfeit security deposit and 3 day notice will be given to evacuate the premises Walk though means the following: House / Garage: Property manager will walk though every room and will inform Gaile Craft of any damages and cleanness of each room Any damages at time of walk though tenants will be given a 5 day notice to repair damages / clean up and another 5 day walk though will be scheduled at that time and a fee of $25.00 will be applied for second walk though at the end of 5 day notice to repair damages / clean up the property manager will inform owner if the 5 day notice was completed or if the walk though shows NO repairs / NO clean then the lease is voided by tenant and a 3 day to vacate will be served and remaining months on lease will be due Outside of house: Tentant is responsible for lawn to be cut and kept clean Property manager will look at condition of outside: Lawn needs cut Trash, buckets and storage containers No tires allowed on property unless on running vehicle Anything that can be considered trash or fire hazard by property manager No broken down vehicles also includes ATV, boats, trailers, 5 wheels and anything that is not in working order is not allowed on property Tentant is allowed 2 working vehicles unless owner approved of more NO vehicle repairs to be done on property Burn pile: Only one designated burn pile will be used Must be keep clean Watched over while burning extinguished afterwards ANY DAMAGES to property or surrounding property Tenant will be responsible No burning of metal or anything that will not burn completely away Any damages at time of walk though tenants will be given a 5 day notice to repair damages / clean up and another 5 day walk though will be scheduled at that time and a fee of $25.00 will be applied for second walk Repairs: Any repairs of ANYTHING the owner must approve before the repair is made Must show proof of repair with walk though with property manager Any repair being deducted from rent must be approved first and have receipts to show labor and supply NO RECEIPT NO REIMBURSEMENT Other lease requirements: No Painting of rooms or kitchen counters No Holes in wall No Removal of walls No Adding of walls Pets Are allowed with non-refundable fee of $300.00 per pet If animals are found in property and owner was unaware of animal tenants lease is voided and full amount of lease will be due for the months remaining on lease No pit bulls or pit mixed dogs is allowed Tenant is responsible for any animal that hurts, bites and does damage to property around 190 Pine lake Circle Braxton 39044 It's your animal your responsibility not the Landlord No breading of animals No animals of ANY kind can be housed in the garage No cattle, sheep, pigs, horses or any animal that is considered livestock or dangerous to others Visitor Yes you can have visitors the different between a visitor and someone who is considered living on the property Visitor can come stay for 3 days and nights Someone is considered to be living on the property after 3 days and nights in 1 month time frame No babysitting and staying over every day in 24 hour time frame 7 days a week They will be considered to be living on the property and that is a violent of lease and lease will be voided and remaining months on lease will be due YOU ARE TENANTS ONLY THE OWNER MAKES DECISIONS ON WHAT IS CHANGED at 190 Pine Lake Circle Braxton, Ms 39044 ANY CHANGES TO THIS HOUSE WITHOUT APPROVAL IS VIOLATION OF THE LEASE No Business will be ran out of the house or garage Water treatment plant must be maintained with Chlorine tablets to keeping it functioning if tenant does not maintain water treatment plant and water treatment plant fails tenant WILL be responsible for repairs on water treatment plant IF DO NOT AGREE WITH ABOVE DO NOT RENT IT WILL BE Enforced!!
