A shared washer and dryer are provided in the basement. Air Conditioning Stainless Steel Appliances Utilities: Garbage included in rent. Water/Sewer base fees also are included in rent. Water usage and electricity are responsibility of the tenant. APPLICATION & SCREENING PROCESS. 1. Provide copy of photo ID and proof of income or university enrollment to property manager. 2. Fill out online application. Property manager will email a link to the applicant to fill out. a. Provide reference from current landlord b. Provide contact information for current employer. c. Authorize credit and background check. Screening fee is $39.99 per adult age 18+. 3. Property manager will review the application and contact current landlord and employer. Landlord will notify applicant if the application passes all requirements. 4. Tenant makes a non-refundable reservation deposit of $800 to hold the property until the agreed upon move-in date is signed. This ensures that the landlord will not rent the unit to another party. 5. Lease signing and move-in a. Landlord and tenant must sign lease prior to move-in date. b. Refundable security deposit ($1100), cleaning deposit ($200), and first month rent is required prior to move in. The reservation deposit will be applied towards money due at move-in. REQUIREMENTS. 1. Occupancy limits: The maximum number of occupants is 2. 2. Income: Household gross monthly income must be at least 2.8 times the monthly rent. 3. Credit screening: Credit score must be 625 or higher 4. Background screening: Applicants must have no criminal history. 5.
