Landlord/owners live on site in main house - very respectful of tenant privacy but readily available for any issues that may arise. 12 month lease preferred, can go month to month after first year, or sign new one year lease. Water and trash paid by landlord; tenants responsible for gas and electric utilities plus internet. No smoking on property (inside or out), no drug use or disruptive behavior tolerated. Unfortunately no pets allowed. Tenants responsible to notify owner immediately for any maintenance needs. Owners will occasionally need to access front & back yards for landscape/irrigation maintenance, but only with adequate notice to tenant. Owners will conduct premises inspection every 6 months, typically to coincide with evaporative cooler start up/shutdown procedure. This is equally for your protection and our peace of mind.
