Rent not received by the end of the 14-day grace period will incur a late fee of $20 per day, up to $200. After the $200 maximum is reached, legal action may be pursued. LEASE TERM: 13 months unless a shorter term is agreed upon in writing by both parties. DEPOSITS AND FEES First and Last Month's Rent: Non-refundable and due at signing. Security Deposit: A refundable deposit of $300 due at signing, to be refunded at the end of the lease term, provided no damage is incurred and the home is returned in its original condition. Pet Deposit: A refundable deposit of $200, applicable regardless of the number of pets (up to 3), due at signing. The deposit will be refunded at the end of the lease term if no pet-related damage is present. Application Fee: A non-refundable fee of $25 is required for each rental application. PET POLICY A maximum of 3 pets are allowed. Monthly pet fee: $35 per pet. Requests for additional pets or specific types of pets must be approved in writing by the Landlord. UTILITIES The Tenant is responsible for all utilities, including but not limited to water, electricity, gas, internet, and trash services. APPLIANCES The rent includes the use of the following appliances: washer, dryer, refrigerator, oven, and microwave. These appliances may not be removed from the property without the Landlord's written consent. The Landlord may remove them upon the Tenant's request if the Tenant wishes to use their own appliances. PROPERTY CONDITION The property includes a new HVAC system (indoor and outdoor) and electrical work completed within the last five years. Painting the walls is permitted; however, the walls must be restored to their original condition at the end of the lease. Failure to do so will result in the forfeiture of the security deposit. SMOKING POLICY Smoking is strictly prohibited inside the home. EARLY TERMINATION Breaking the lease early will result in a penalty of one month's rent, payable at the time of lease termination. RENTAL INSURANCE Tenant is required to maintain rental insurance throughout the lease term. SELECTION CRITERIA Rental applications may be denied based on: Criminal history Previous rental history Current income Credit history Failure to provide accurate or complete information The Tenant acknowledges receipt and understanding of these criteria by signing the rental application. LATE RENTAL Rent is due on the 1st of each month. A grace period of 14 days will be provided. After the grace period, a late fee of $20 per day will be charged until a maximum of $200 is reached. If rent remains unpaid after the $200 limit, legal action will be taken.
