House Rules: - Tenant is responsible for cleaning the bathroom and kitchen after each use, ensuring both are left sanitary and orderly. - No smoking, drinking, or partying. - No overnight guests; daytime visitors welcome until 9 PM. Premises - Landlord (Serge and Noreen) rents one furnished bedroom in a 2500 sq ft, 5-bedroom, 3-bath home located in Fairfield, CA,.Tenant shares common areas (kitchen, bathroom, living rooms) with Landlord, a married couple residing in the master bedroom. 2. Lease Term - This is a month-to-month tenancy and may be terminated by either party with 30 days' written notice. 3. Rent - Monthly rent is $850, due on the 1st of each month, payable via [e.g., cash, Venmo, bank transfer]. - Includes utilities (water, electricity), internet/Wi-Fi, washer/dryer, and driveway parking. - Late fee of $25 applies if unpaid by the 5th. 4.
