We also champion a pet-friendly policy here. If you've got a neutered, vaccinated, and house-trained dog, they're as welcome as you are. Other pets on a case-by-case basis. Regrettably, we cannot accommodate water tanks and waterbeds. The landlord will cover all utility bills up to a specified cap. Any costs exceeding this cap are the responsibility of the tenant. Tenant must show proof of pet vaccination and spay/neuter. Housebroken dogs OK, no breed restrictions. Other types of pets require previous authorization. Maximum of two animals (including service animals) allowed at any given time. No pet should be left in the yard without human supervision. Tenant is responsible and liable for their pets. No subletting, assigning, or renting to a third party without Landlord's written approval. This includes subletting, assigning, or renting parking and/or storage space. The person signing the lease must also live in the premises. Background check is required of all adults occupying the house. If anyone submitting to the background check has a criminal history involving hurting another human or an animal, their rental application might be denied. Max occupancy: 6 humans (regardless of age) + 2 pets Tenants must agree to Landlord's inspection of the premises at the midpoint of their lease agreement. Landlord pays for yard maintenance. Tenants must respect the wildlife in and around the house yard. Per HOA rules, please refrain from noisy gatherings past 10:00pm. No alterations to the property without the Landlord's written consent. Landlord's insurance does NOT cover tenants. Renter's insurance is highly recommended. Texas law governs lease.
