1) Lease the property for a year, with a year extension for $1200/mo.
2) Pay 3% of the sales price as Purchase Option Consideration. That's $5085.00 . We will give you one of these options to purchase:
a) If you have poor credit, above 550 but less than 650 Transunion , then you will pay the full 3% Consideration up front along with your first month's rent. We will work with you to bring your score up to lending standards and get mortgage ready.
b) If you have acceptable credit above a 650 score, but lack the funds, then we will lease to you with a $1200.00 security deposit. You will then pay down the consideration minus your security deposit over 18 months. That's $215/mo you are using towards your purchase.
3) When you are mortgage ready within two years, we are under an obligation to sell it to you for $169,500, even if prices go up. Your consideration can then be used to pay your closing costs or take some off the price of the house.

Background Check: Each adult must pay $40 for an online background check. We will also ask you to fill out our rental application.
