One private garage is included for parking and reasonable storage only and may not be subleased or used for business purposes. Tenant agrees to maintain the unit in clean and good condition, report maintenance issues promptly, and is responsible for damages caused by negligence. No alterations or modifications may be made without written consent. Tenant agrees to comply with reasonable noise standards and not disturb neighbors; illegal activity or repeated disturbances may result in termination of tenancy. No smoking is permitted inside the unit. Owner may enter the unit with proper notice as required by California law for inspections, repairs, or showings. Tenant is encouraged to carry renter's insurance, as owner is not responsible for loss of personal property. Failure to comply with any lease terms, including nonpayment of rent or unauthorized occupants, may result in termination of tenancy, and tenant agrees to allow reasonable access for showings with proper notice if the unit is being re-rented or sold.
