LEASE TERMS FULLY FURNISHED Mid-term and long-term furnished rental (30+ day minimum stay). SECURITY DEPOSIT 1 month stay: $1,500 refundable security deposit 2 3 month stay: $2,500 refundable security deposit 3 4 month stay: $3,500 refundable security deposit 5 9 month stay: Refundable security deposit equal to one month's rent UTILITIES Owner pays: High-speed Internet Trash service Sewer service Lawn care For stays of 5 months or less: Electric, gas, and water are included with a $200 monthly utility allowance. For stays longer than 5 months: Tenant is responsible for electric, gas, and water. The security deposit is fully refundable after the lease has ended, provided all lease terms have been fulfilled, the final month's rent has been paid, and the home is returned in good condition, normal wear and tear excepted. During extended stays, tenants are responsible for replacing consumable household items such as light bulbs, refrigerator water filters, and HVAC air filters (every 90 days), as needed. Plumbing repairs resulting from tenant misuse including clogged drains caused by excessive hair, feminine hygiene products, grease, wipes, or other improper items are the tenant's responsibility. Subleasing, assignment of the lease, or use of the property as a short-term rental or vacation rental is strictly prohibited.
