No deposit for tenants with 650+ average household credit, but the tenants are required to purchase a yearly deposit insurance policy through my preferred insurance company. I will pay for this policy via rent credit on the first month's payment and upon each renewal period. No late fees - instead, get a $100/month discount if you pay before the 5th of each month. Get an additional $100/month discount for every month you prepay at least 30 days in advance. In honor of my deceased cat, you can receive $50/month discount if you adopt a pet from a shelter (so up to $250/month in discounts). Tenant picks their rent payment due date between the 1st and 15th of each month. No pet fees, deposit, or pet rent. Pets must come with good references and be clean. Non behaving or property damaging pets will result in lease termination/eviction. Max of 2 pets or 100 total pounds of pets - whichever comes first. Exceptions can be made upon approval. I pay for trash collection, exterior and landscaping upkeep, and exterior pest control. Tenant is responsible for their water, sewer and electric bill. There is no gas at the property. Zoned for county schools. Max of 5 people and 3 cars living at the property. Renters insurance is required. Rent is collected online with free ACH auto pay or by credit card for a ~3% fee .
