PROPERTY AND TERM This lease agreement is for the residential property located at 1912 Judwick Drive, Columbus, Ohio (the "Premises"). The lease term must, at a minimum, be for a period of twelve (12) months. 2. RENT AND PAYMENT Monthly Rent: $1900.00 Due Date: Rent is due on the 1st day of each month. If the 1st day of the month falls on a weekend or holiday then the Rent will be due on the immediately preceding business day. SMOKING POLICY NO SMOKING is permitted anywhere inside the Premises, including all rooms, bathrooms, closets, and enclosed porches. This prohibition includes cigarettes, cigars, pipes, marijuana, and any other smoking materials. Violation of this policy constitutes a material breach of the lease agreement. Vaping devices are the only exception. 6. USE OF PREMISES The Premises shall be used solely as a private residential dwelling. No commercial activities are permitted without prior written consent from Landlord. 7. OCCUPANCY The Premises may be occupied only by the named Tenant(s) and their minor children. Additional occupants require prior documented evidence from Landlord. 8. PETS PETS ALLOWED WITH DEPOSIT, DOCUMENTED EVIDENCE OF AGREED UPON PETS AND SPECIES IS REQUIRED. Violation of this policy constitutes a material breach of the lease agreement. 9. MAINTENANCE AND REPAIRS Landlord Responsibilities: Maintain the property in habitable condition, make necessary structural repairs, and maintain major appliances and systems as required by Ohio law. Tenant Responsibilities: Keep the premises clean and sanitary, dispose of waste properly, use fixtures and appliances reasonably, and report maintenance issues promptly. 10. PROPERTY INSPECTION Landlord may inspect the Premises with 24 hours written notice to Tenant, except in cases of emergency, e.g. including but not limited to a situation in which the Tenant is unresponsive. 11. ALTERATIONS No alterations, improvements, or changes may be made to the Premises without prior written consent from Landlord. 12. SUBLETTING AND ASSIGNMENT Tenant may not sublet the Premises or assign this lease without prior written consent from Landlord. 13. NOISE AND DISTURBANCES Tenant agrees to maintain reasonable noise levels and not disturb neighbors or other tenants. 14. LEGAL COMPLIANCE Tenant agrees to comply with all applicable federal, state, and local laws, ordinances, and regulations. 15. TERMINATION This lease automatically terminates at the end of the lease term unless renewed in writing. Either party may terminate for material breach of lease terms with proper notice as required by Ohio law. 16. NOTICE REQUIREMENTS All notices must be in writing, either physically or digitally (such as email) and delivered personally or sent by certified mail to the addresses listed above. 17. ENTRY BY LANDLORD Landlord may enter the Premises: With 24 hours written notice for inspections, repairs, or showings Without notice in case of emergency With reasonable notice to show the property to prospective tenants during the last 30 days of tenancy 18. SECURITY DEPOSIT DISPOSITION In accordance with Ohio Revised Code Section 5321.16, Landlord will: Provide an itemized statement of damages within 30 days of lease termination Return remaining deposit within 30 days Hold deposit in a separate, interest-bearing account if required by local ordinance
