All adults must apply individually. * Please arrive on time for viewing appointments with the necessary items (valid government-issued ID, pay stubs, application fee, deposit, references). * The application must be filled out completely and truthfully, with no sections left blank. * Rental references are required (not limited to family and friends). * We do not accept reusable tenant screening reports at this time. * No co-signers are currently accepted. * Applicants cannot be current illegal or controlled substance abusers. * Applicants cannot be registered sex offenders. * Applicants cannot have excessive financial obligations (more than 35% of income). * Applicants cannot have negative remarks on their credit history. * Income should exceed three times the rent. * Applicants with unverifiable or insufficient income or excessive debt will be declined. * Applicants with unpaid utility bills or collections (excluding medical) will be declined. * Applicants with insufficient or adverse rental history, such as eviction or unlawful detainer, will be declined. * Applicants currently in bankruptcy or with a recent bankruptcy history will be declined.
