We have a duplex we are looking to rent in Murray. It has 3 bedrooms, living room, kitchen and a 2-car garage. It is smack dab in the middle of everything you could possibly want (freeway entrance, shopping, restaurants, etc). Before you apply to rent, please take the time to review this screening policy. All persons 18 years of age or older will be required to complete separate rental applications. The following are standards that will be used to judge your application. You must meet the following standards to qualify for a rental unit. Applicants are judged on the same standards, one application at a time on a first come, first served basis. RENTAL RATE: $1,350.00 per month with a 1 Year Lease APPLICATION FEE: $35.00 OCCUPANCY LIMITS: 3 Bedroom 5 persons SECURITY DEPOSIT: $1,600.00, ($250.00 is non refundable) INCOME REQUIREMENT: Gross income of all applicants must exceed two (2.5) times the rental rate EMPLOYMENT VERIFICATION: Applicants must have current verifiable employment of six (6) months. Retired or self-employed applicants must provide financial statements that reflect the income requirements set above. The sample financial statements are either tax returns or annual letters from social security, retirement funds, etc. RENTAL VERIFICATION: Applicants must have a two (2) year rental history from previous Landlord. Applications for residency will be automatically denied for the following reasons: An outstanding debt to a previous Landlord A breach of a prior lease or a prior eviction More than two (2) late payments in the previous six (6) months PET POLICY: NO PETS CREDIT VERIFICATION: A credit report will be completed on all applicants to verify credit ratings. A score of 650 and above meets our credit approval requirements. Applicants may be denied or be requested to pay an additional deposit for the following reasons: repossession, foreclosure, tax liens and personal bankruptcy. Scores close to 650 may be considered but will require additional deposit. CRIMINAL VERIFICATION: A criminal check will be conducted for each applicant. The application will be denied for the conviction of any misdemeanor within three (3) years or any felony within five (5) years. Applicants that are on a sex offender database will NOT be accepted. Applicants who are denied for any reason must wait 30 days to reapply.
