Room details
Quiet cul-de-sac with very little traffic. Peaceful, easygoing neighborhood. Plenty of parking available for residents and guests.
Close to nearby parks for walking and outdoor activities. Short drive to grocery stores, gas stations, and local restaurants for everyday needs. Easy access to Turlock and Modesto for additional shopping, dining, and entertainment.
The room for rent is sizable with a good sized closet. New ceiling fan installed about a year ago and paint job will be done once the renter is ready to move in. The AC and heater have good airflow into the room. LVP floor for easy cleaning. The room is just a few steps from the bathroom.
The bathroom is shared with one other roommate and was just painted about 3 months ago looks bright with great lighting. The windows have privacy tint and the shower was just recently updated as well. The cabinets are fairly new and in great condition. Each side is dedicated to each roommate, with the middle serving as a shared cleaning supply storage. Everything works perfect.
The kitchen area is shared and the renter will have their own space to store their items. Sink, stove, and dishwasher works great. There is a shared refrigerator also in place, where the renter will also be able to use their dedicated space.
The dining room is very sizable with an existing chimney, but is not in use. There is also a dining table and chairs in place.
The living room is the biggest part of the interior with a vaulted ceiling and enough space to have a computer setup. The shared space is used frequently, and roommates have good communication and etiquette.
The garage is a two car garage, but one side is used for storage with shelving, and the other is used to store an extra vehicle. There will be a dedicated space for the new renter to store their additional items, but hoarding is not permitted. There is also an extra existing fridge used to store not so frequently used items like ice, and beverages.
The driveway can have up to 3 cars parked on it, with one spot dedicated for the new renter. There is additional street parking available a majority of the time.
The front yard is frequently watered, mowed, and taken care of. The backyard is also maintained as much as possible, with space to relax and hangout to catch the fresh air and sun.
Roommates:
Roomate #1 is a 23 year old male who lives in one of the three bedrooms alone and is currently a college student at Stan State and also works part time. In addition to this, he is gone a lot of the time doing other events, jobs, and activities. He is very responsive, respectful, and is easy to work with.
Roomate #2 + Roomate #3 are a 25 year old male and a 25 year old female who work a majority of the time. They are also responsive, respectful, and is easy to work with. They have a 2 year old Golden Retriever who they take care of and is potty trained. When they are out working, they leave the dog inside their room and communicate with roommate #1 to take her out as needed when they are not able to.
Utilities are split among all roommates. Internet is $41.25 per month for 1gbps, water/sewer/garbage averages $160. Gas/electric varies.
No smoking in the home. Looking for 1 year lease where possible. Open to terms and negotiating!
