It's a small, friendly community with just 27-privately owned homes, which consists of mainly young professionals or retirees. It's a quiet place, where neighbors actually say hello to one-another. The homes are situated on a small private u-shaped cul-de-sac. Each of the backyard/patios face-out to a manicured green-space and a brand new pool-area. The other side of the community connects to Indian Bend Park, which is a small Tempe Park, with Tennis and Pickleball. Our private gate opens to this beautiful open space. Perfect for dog-owners. Please NOTE: The address for the For-Sale Home is incorrectly listed on Zillow. The actual property address is: 1926 Oleander Street. I also have 1926 listed For-Rent, and Zillow does not allow both listing options. I invite you to drive thru the community. You can park in the 10-space visitor parking area, and walk into the “center” pool-area of the community. You can see how the private patio of 1926 enters the green space. This home is listed privately (without as Realtor). I am in a unique situation. I looking for the right situation. I live within this community, and I'm also HOA President, so I get the luxury to “choose” my neighbors, whether I decide to sell or rent. I will considering holding the MTG for this home (to the right candidate). I may be willing to offer financing under a deal structure like this: $435,000 purchase price. 10% down-payment = $43,500. Loan amount = $391,500. Loan term would be based on 30-year, with a balloon minimum term of 5-years, extending to a maximum balloon of 10-years. Interest rate of 7% (subject to credit rating). In most cases, I would be willing to forego PMI, which would save you a considerable amount monthly costs. That places the AVG estimate at $415,000. I am well aware the $435,000 listing price is 20K above this average. The prices in this community have remained artificially low over the years, mainly because I have accumulated so many units. I challenge you to find a similar or better listing in this area, and price range. The ONLY patio-home available is located at 1702 North El Camino Drive, Tempe AZ. This is listed at $405K, but do your due- diligence as to why that home has not sold. The other 2-homes in that comparable neighborhood are listed at $499,500 and $515,000. These prices truly reflect the market and demand.
