SECURITY DEPOSIT: A security deposit of $1,200 is required, and will be refunded at the end of the lease, minus any cost for repairs, damage, and wear-and-tear beyond carpet cleaning and minor touch-up-painting. PET FEES: $300 one-off deposit, refundable (dependent on potential repairs caused by pet). No monthly pet fees. APPLICATIONS: An application is required for all applicants, including co-applicants over the age of 18. NO SUB-LEASING: No rooms in this property shall be sub-leased, as it is against the policy of the community Homeowner's Association (HOA).
