This home boasts a large, enclosed Arizona Room with ample storage closet and a 2-car garage. You will find an extra-large pantry in the recently remodeled kitchen. This is a great location, just a short walk to the QC Clubhouse and Grill. Quail Creek is a growing community with new homes being built throughout the year. Construction noise and dust may be in the vicinity of some rental homes. We have no control over nor prior knowledge of the units or lots being developed. No refunds or reduction in rents will be given due to construction inconvenience. We appreciate your understanding. AT LEAST ONE TENANT MUST BE 40+ YEARS OLD. NO TENANTS ALLOWED UNDER THE AGE OF 19. 2 Guests 2 Bedrooms RATES $1,700 FEES, DEPOSITS, AND OTHER INFORMATION Deposit $1,700 Cleaning fee $350 Owner prefers a minimum 1 year lease. This rental does NOT allow smoking. Tenant pays for all utilities, routine pest control, and normal front & rear yard maintenance. Tenant is allowed to have short-term (no more than 2 weeks) guest occupy the premises with the tenant. Guest stay may be extended with approval of the landlord/property manager and QCPOA. Tenant will have access to Quail Creek Country Club amenities upon receipt of Quail Creek CC Rental Policy Application and $25 administrative fee charged by the Quail Creek Property Owners Association (QCCCPOA). The application will be completed and submitted by the landlord or landlord's agent. Cancellation Prior to Occupancy: Cancellations must be made a minimum of 90 days prior to the first day of the term of the rental agreement to receive a refund of the Property Hold Deposit, less the $200 processing fee. Cancellations or changes that result in a shortened stay, or that are made within 89 days of arrival, may forfeit all full advance payments (including rents and cleaning fees) if the property cannot be re-rented for the full amount and full term of the cancelled rental. Property Manager will make every effort to re-rent the property, however, if the property is re-rented for less than the original term, (due to late cancellation), the difference between the original contract amount and the re-rented contract amount may be deducted from the Property Hold Deposit. Cancellation After Occupancy: Early departure does not warrant any refund of rent. Purchase of a house by Tenant(s) does not warrant any refund of rent nor does it absolve Tenant(s) of their obligations to pay rent per this agreement. The Property Manager will make every effort to re-rent the property, but is under no obligation to do so. Tenant agrees to use stick-on hooks (ie. 3M Command Hooks) to hang pictures on walls whenever possible.
