Bathed in natural lightBeautifully maintained central courtyard

Bright & Spacious 1-Bedroom in Clinton Hill Co-ops – North Campus. Located in the heart of Clinton Hill/Fort Greene, one of Brooklyn’s most charming and tree-lined neighborhoods. Just a few short blocks to the Fort Greene Farmers market! We are offering our beautiful, sun-filled 800 sq. ft. one-bedroom, one-bathroom home on the 5th floor of the Clinton Hill Co-ops’ North Campus. Overlooking the leafy treetops of Waverly Avenue, the apartment is bathed in natural light and features six generously sized closets, providing exceptional storage. We truly love this home and wish we could stay, but our growing family is ready for the next chapter. When we purchased the apartment, we: - Fully renovated the kitchen - Refinished the hardwood parquet floors - Added some custom built-ins - kitchen island, corner shelving, plant shelves We chose to maintain an open living and dining layout to maximize light and flow. However, many similar units have built a second bedroom or home office near the kitchen area—an excellent option for buyers seeking additional flexibility. There are approved plans available for a 2 bedroom renovation and the approval process for construction is easy and straight-forward. The building entrance is set within a beautifully maintained central courtyard, accessible from both Clinton Avenue and Waverly Avenue. Amenities include: - Ramp access to elevator - Dedicated mail and package room - Laundry facilities in the basement - Friendly, responsive maintenance staff - our sidewalks were the cleanest directly after the recent snowstorm - Waitlist for bicycle storage and storage units in the basement Monthly maintenance: $1,256.23 The Clinton Hill Co-ops are known for being well cared for and financially stable. The maintenance charge includes the electric, heat, gas and water. There is hot water for days and we have never had any problems with utilities while living here. Furthermore the Co-ops have negotiated a slightly lower high-speed internet fee - you can choose from Verizon FIOS or spectrum broadband. Convenient access to the G and C trains at Clinton-Washington. Ample Citibike stations throughout the neighborhood with one literally across the street. A 20 minute walk to either the Dekalb Ave B,D,N,R train station or Atlantic Terminal. Living here has meant being part of a truly special community. Through the co-op, we’ve built lasting friendships, found an incredible nanny share, and watched our child form close bonds with neighboring children. We’ve loved being close to Fort Greene Park, the numerous playgrounds, and the many restaurants and shops in the neighborhood - and I imagine you will too! The Clinton Hill Co-ops were originally constructed in 1943 to house workers of the nearby Brooklyn Navy Yard, adding a rich historical layer to this already character-filled home. Pets: Allowed — and many neighbors have them! If you’re looking for a bright, spacious home in a welcoming community with classic Brooklyn charm, this apartment is a wonderful opportunity.
