In case anyone ever wants to purchase this home, they need to know that the Zillow appraisals are ridiculously low. The basic problem is simple. Zillow has me at a different address than my neighbors, even the homes at are on contiguous lots. Any rational person might think these homes would make good comparables, but not Zillow that goes looking elsewhere for comparables -- as far as Espanola, a fine community but in a different zip code, area code, school district and county and a long way by road. At one point a comparable was on a road of the same name but in Rio Arriba County. This is Santa Fe County. So the house next door listed at $315 per square foot and was sale pending in three days while Zillow's estimate for our home hovers around $250. I have tried to explain this to Zillow, but the problem is too difficult for them to understand, let alone fix. Update: Now Zillow has at least one of my neighbors listed twice at two addresses with different minimal and differing and outdated information even though the house sold recently with plenty of information publicly available. Located in Nambe, sometimes called the next Tesuque. Open floor plan, 2 master bedrooms with full bathrooms and walk in closets are separated by 80 feet giving privacy.. 2 more bedrooms, one with outside entrance, sun room for waiting room, adjacent full bathroom and own circular drive suitable for office or grandmother unit. 1.5 more bathrooms. Consistent Santa Fe style with open architecture and with 70 full vigas. Very open and airy with 65 windows. Three fireplace two with Jotul woodstoves that will heat 3,000 square feet. Two zone heating cooling provided by two carriers. Filters remove dust, pollen, smoke. No moving parts gray water system for kitchen and wet bar. A note on the Zestimate of my home. I viewed today (10/5/2019) what Zillow lists as my comparables. There were five home sales. The most recent sale was three years ago -- 2016. The least recent was 6 years ago -- 2013. The others were five years ago - 2014. My home is in Nambe. 3 of the homes were in Nambe. 1 was in Espanolo and 1 was in Santa Cruz. These last two are not in the same ZIP CODE and anyone familiar with the area knows that they are not good comparables for Nambe. I added this brief note today and my Zestimate dropped $100,000. March 13, 2020. I examined my comparables again today. The same home is listed twice. Once at $74 per square foot. the second time at $73 per square foot. Clearly this a home with serious issues that cannot serve as a comparable for my home. Using it twice, which is unheard of, is further indication of a serious undervaluation of my home.
