Duplex is in a great location close to parks, shopping and restaurants. 6 month lease with option to renew. Rent is due on the first of the month every month by check or cash to owner. A 25 dollar late fee will be charged to tenant if not received by the first of the month. First and Last months rent payment, plus security deposit equal to one month rent due at signing. No subletting. No pets. No smoking. Keys which may not be duplicated will be granted at lease signing. Owner shall pay for sewer, lawn maintenance and all other maintenance and repairs of structural nature including plumbing, HVAC, appliances, electrical, etc. A required rental inspection is done bi-annually at owners expense by township. Tenant is responsible for all utilities including water, gas, trash, cable, internet and electric. Tenant shall have all utilities servicing the premises metered in it's own name and shall pay all charges for utilities provided or used in the premises during the leasing term. Tenant is responsible for all snow removal as well as keeping sidewalks and drive clear. Tenant is responsible for any fees or fines accrued by the township for blocking drive or inadequate snow removal. Tenant shall keep premises at a temperature sufficiently high to prevent freezing of water in any pipes and fixtures. Absolutely no dwelling in the basement as there are no egress windows installed for emergency use. Tenant must show certificate of renters insurance. Written notice must be given 30 days prior to move out date.
