The renter must set up utilities in their name to commence on the first day of the lease term. Rent Amount and Payment: The monthly rent will be $1950. Rent is due on the first day of each month. Income Requirement: The renter must have a verified source of income. Their income should be sufficient to cover the typical standard of living expenses in Houston and the monthly rent. We require proof of income as part of the application process. Credit Score: The renter's credit score must be above 625. This will be verified during the application process. Criminal Background: Applicants with a criminal history will not be considered for this lease. A background check will be performed for each applicant. Rental History: The renter must have a good rental history. Any issues in previous rental history may result in denial of the lease. Yard Maintenance: The renter is responsible for yard maintenance to meet the Homeowners Association's standards. Pet Policy: Small pets weighing up to 25 lbs are allowed. The renter must comply with all local laws and regulations regarding pet ownership. Additional deposits or fees may apply. Smoking Policy: Smoking is strictly prohibited inside. Security Deposit: A security deposit is required. The deposit amount will be disclosed before the lease signing.
