RECENTLY REDUCED!!!!!Built in the late 1800's this house is known to be one of the oldest house in Vacherie. It was a cottage, made from virgin cypress, ¾ feet high on brick foundations, galvanized roofing with rooms made of beaded boards, 10' ceilings with exposed ceiling beams and wooden floors that were lined up along the width, doors opening in the front & rear galleries with doors connecting inside rooms, and large windows only on the side rooms, each two rooms had a fireplace between. With both a front and back porch that was across the whole house. Around the early 1900's, as the family grew, the cottage was enlarged, a large kitchen and a small bathroom was added to the back of the house, half of the back porch was closed in and added to the living room. In 1941, the house became a duplex, a bedroom was turned into a kitchen, the other half of the back porch was closed in to make an extra bathroom and an utility. A third of the front porch was closed in to make a bedroom and the front and back porches were screened in, fireplaces were removed.. In 1965, Hurricane Betsy blew off the roof and the windows suffered hail damage. All screens were removed from the porches in the 1970's and the interior was updated with paneling, ceilings were lowered to 8.5 feet covered with plywood and ceiling tiles and plywood was added on top of original 1"x3" tongue and groove wooden floors then covered with vinyl flooring. The house was remodeled in 2000 adding new vinyl flooring, carpet, a sewer system, new plumbing, and new electrical. In 2010, front porch was replaced, some exterior cypress boards were also replaced, shutters and carport was added. House is livable, has a good cypress foundation, attic has wooden lats 6" apart that were originally used for wooden shingles and has 2'x10' 'tongue and groove floor planks, attic construction made from wooden dowels. Attic could be turned into another room. Partial roof repaired in 2013 after storm damage. Interior would need repairs and updating or returned to it's original state. Although livable, walls not insulated, needs repairs and updating, ceiling tiles in living room would need to be replaced due to rain damage, interior panel in some areas would need to be replaced. Soft spot in bathroom floor around tub, need window pane replacement on 2 or more windows. Pictures could be deceiving. Repairs and updates to both interior and exterior were very poorly done. House could use a new roof but not necessary, could be resealed, possibly new insulated windows. The rear of the house where the back kitchen is could be re-leveled with new foundation blocks, old foundation brick blocks would need to be re-mortared. House needs new exterior doors, new gutters, back porch replacement boards and exterior cypress boards on the house. House has 7 entry doors and 13 windows. House would make a great duplex rental property, daycare, or even a bed and breakfast, 1742 square feet of living area. The house sits on 120x246 feet of property, very large front yard, small back yard. House could be moved further up and closer to Hwy 644 to extend the back yard instead. House could be converted into a single family home. Four bedrooms, two living areas, two kitchens, two baths, but only one utility. Small shed in back yard and an old butane tank still buried in the yard on the south side of the house. Any renovations to the roof will have to meet hurricane code.
