Located in a quiet, peaceful neighborhood with quick access to local hubs, dining, and shopping. Please note: There is no laundry on-site, but a premier local laundromat and wash-and-fold service is located just a few minutes away. 1. Rent, Deposit, and Premium Furnishings. Monthly Rent: $2,250 per month, due on the 1st of each month. Security Deposit: $2,250. This deposit covers any damage to the physical property, as well as damage, loss, or excessive staining to the provided furniture, TV, cookware, and linens. Furnishing Inventory: Tenant agrees to complete a signed Move-In Inventory Checklist within 48 hours of occupying the unit. All furniture, electronics (TV), cookware, and linens must be returned in the same condition as received, barring normal wear and tear. 2. Utilities and Smart Energy Usage. Included Utilities: Landlord agrees to pay for water, trash, electricity, and guest Wi-Fi. Electricity Fair Use Clause: Because electricity is included in the rent, Tenant agrees to practice responsible energy consumption. Tenant agrees to turn off the cooktop, TV, lights, and climate control (AC/heater) when leaving the unit. Running climate control continuously with windows or doors open is strictly prohibited. Prohibited Appliances: Due to electrical load limits and fire safety, Tenant is strictly prohibited from bringing heavy-draw external appliances (such as portable space heaters, window AC units, deep fryers, or hot plates) without prior written consent from the Landlord. 3. Guest Wi-Fi Policy. Network Access: Landlord provides complimentary "Guest Wi-Fi" for standard residential use (streaming, browsing, working from home). Network Restrictions: Tenant agrees not to use the network for illegal downloading, torrenting, or malicious activity. Landlord is not responsible for data breaches, connectivity drops, or slow speeds due to provider outages. The Wi-Fi password may not be shared with outside parties. 4. Occupancy and Guest Rules. Single Occupancy: The ADU is leased for a maximum occupancy of one (1) adult only. Overnight Guests: To respect the shared property and utility usage, overnight guests are limited to a maximum of three (3) consecutive nights, and no more than six (6) nights total per month, unless prior written approval is granted by the Landlord. Subleasing: Subleasing, room-sharing, or listing the unit on short-term rental platforms (like Airbnb or Vrbo) is strictly prohibited and constitutes an immediate breach of the lease. 5. Property and House Rules. Outdoor-Only Vaping Policy: Vaping (including e-cigarettes and nicotine vaporizers) is strictly prohibited inside any interior space of the ADU. Vaping is permitted exclusively outdoors on the designated private patio area. Tenant agrees to properly dispose of all vape-related cartridge waste and trash in exterior receptacles. Any evidence of indoor vaping will result in professional remediation fees deducted from the security deposit. Candle Usage Policy: The burning of candles is permitted both on the outdoor patio and within the interior of the ADU, subject to strict safety rules. Tenant agrees to never leave a burning candle unattended, to keep candles away from curtains, bedding, and provided furniture, and to extinguish all candles completely before leaving the unit or sleeping. The burning of incense remains strictly prohibited indoors due to smoke residue. Quiet Hours: Out of respect for neighboring residents, quiet hours are strictly enforced from 10:00 PM to 7:00 AM daily. Maintenance & Maintenance Access: Tenant must immediately notify the Landlord of any plumbing leaks, electrical issues, or malfunctioning appliances (including the garbage disposal and 7.4 cu. ft. refrigerator). Landlord retains the right to access the unit with a 24-hour notice for routine maintenance or safety inspections, or immediately in the event of an emergency.
