In the opposite direction, you are only a short 5 minute drive from the idyllic peace and miles of wooded trails that nature provides in the Wissahickon River valley park. The back garden is nicely secluded with fences and shrubs shielding surrounding roads and houses and is filled with birds, bees and butterflies, feeding on native perennials. The front porch is set back from the street and provides an ideal perch from which to sip wine, tea or coffee with friends, eat local bakery delicacies (there are many to choose from!) and watch the world stroll by on this quiet one-way neighborhood street. The living room/dining room/kitchen is essentially open plan with spacious 9-foot ceilings (including ceiling fan) and mostly southern aspect windows - providing great light morning to dusk; all-day sunshine. Monthly rent includes $200/mo., towards utilities. Mid-term lease of a minimum of 3-months. Up to 6-month terms can be negotiated with the possibility of renewal with mutual consent if tenant remains in good standing. Owner pays utilities (gas, electric, water/sewer, internet) up to $200/mo. Additional cost beyond this $200 allowance will be paid by renter. Minimum rental period is 3 months, up to 6 months (or longer) by mutual consent. Cats are the only pets allowed. $500 pet deposit required for each cat and a $50 extra rental fee for each cat. Maximum of 3 cats. No smoking on the premises. Renter is responsible for spring or fall a/c and/or heating maintenance checkup (usually ~$100 each) if they stay for 6 months or more and these semi-annual checkup periods (April and October) occur during their stay. Renter is responsible for weed whacking the small grass path in back garden and clipping privet hedge in front garden every 2 weeks between April 15th and October 15th if this occurs during their tenure. Renter replaces any non-working light bulbs with LEDs and/or smoke detector batteries. Renter may use their own streaming services with the free house internet service provided. They can also arrange for their own cable TV service at their own cost, if so desired. Roku device is provided.
