Tenant acknowledges that Landlord does not provide insurance coverage for Tenant's personal property, injuries, or losses in case of emergency, fire, theft, flood, or other unforeseen events. Tenant is strongly encouraged to obtain renters insurance. If Tenant chooses not to obtain renters insurance, Tenant must sign a liability waiver. Smoking is strictly prohibited inside the premises. Tenant is responsible for payment of all utilities including water, gas, oil, and electricity. Last month's rent is due at lease signing. Pets may be allowed on a case-by-case basis at Landlord's discretion. Credit score and proof of monthly income requirements are negotiable and subject to Landlord approval.
