I recently had a fire at 20 Eastern on the near east side of Indy. Not a bad area to invest in now, and I think it will appreciate quite a bit in the next 2-4 years as the development is moving east from State to Rural St. but this fire with no insurance, (all equity) puts me in a hole. 3 BR, 1.5 baths, no garage, good foundation and roof. Newer furnace. Needs two rooms gutted, new electric panel and rewire, replace CPVC with pex plumbing, basement drains should be okay. The rest of house needs plaster, Kilz primer, paint, 8 windows, one door. EXterior siding is white aluminum, functioning as is but I wanted to replace with Hardiplank. A garage would be nice, as would an enclosed rear porch. I'm looking for $12,000 cash offer or hard money for labor $15K to rebuild, or $30 K to upgrade all. I have $20K available for materials and payments can stretch over 6-12 months.
