    Purchased our home in August 2016 and have done a complete renovation including expansion to the roof line and an additional Carolina type of room. The kitchen has been remodeled including Granite tops, new oven, microwave, refrigerator, and installed a gas stove. We expanded the kitchen to be a Chef's country dream. We completely reinforced all crawlspace joists and installed all new base support flooring. The house had very uneven and sagging flooring before the renovation. We updated all 3 bedroom bath rooms and installed a new powder room bath. We installed Red Oak hardwood floors throughout the house. We also installed new carpeting with upgraded thick padding. We changed the 8 foot ceilings by creating an all new roof line from the front to the back of the house. We made a vaulted ceiling in the Carolina room and installed beautiful pine wood on the ceilings instead of drywall. Wow, what a difference the wood makes!! We installed a huge 20x20 screened porch and added 340 square feet of decking on the back of the house. We made a 10x20 front porch way as well. There is an expansive huge loft area created within the new roof line. Lighting was an issue with the original 8 foot ceilings but with the vaulted A frame on the back of the house and the addition of Tempered Hurricane Tint E glass windows throughout the back of the house, it is bright and open. We created a Tray Ceiling in the master to lift the ceiling from the 8 foot. With the renovation, we replaced all electrical wiring to ensure that we are up to code. We tore and reinstalled all dry wall in order to detect any mold or other issues behind the walls. We tore out all insulation and reinstalled with foam insulation throughout the new additional roofing. We replaced the rest of the house with standard insulation under the house and above the rest of the rooms. The entire plumbing system needed attention with the pipes being an older type that historically burst and have problems. In fact, while we examined under the house there were multiple areas with pretty good leaks. So, we did not want to chance anything so we decided to replace all plumbing with today's code pipes. With the additions to the square footage and the height of the rooms coupled with the age of the air/heat systems, we needed to replace our heating and air. We installed a 4 ton 16.9 unit on the main side and a 2 ton on the other side of the house. We tore out all air ducting and replaced the entire house with new ducting. The house was completely custom painted by one of Beaufort's finest artists. With the additional roof line, we needed to add and replace roof shingles accordingly. We are in the process of updating the deep water dock too. We plan on adding a separate garage with a full in law quarters above the garage, with both a full bathroom and a kitchen. Then we will turn the current garage into our "movie, Jam (guitars) man cave (ladies welcome!) room. That renovation will add @ 400 square feet. The loft completion will add @ 500 square feet. So, when we finish, the house will be @ 3,800 square feet heated and air. Under roof will be 4,400 square feet. I absolutely adore the lot. The property is large at @ 3/4 of an acre deep water frontage. The live oak trees and flowers throughout are absolutely gorgeous. The view off of the back is expansive to Lucy creek/Morgan Creek waters and endless vista of the salt water marshes of SC. In the distance, you can see the small plane airport and watch the Cessna's take off and land. It may not be heaven but it is sure close!! With the extensive work needed, we put in over $200,000 worth of upgrades/additions. While the budgeted figure was to be @ 120k,,, Of course when you start ripping walls, floors and ceilings out, there are many unplanned items that need attention. We have receipted our entire project except for the 90k to my contractor/framer/builder. All sub work is receipted.
