This 1910 duplex is located in a tranquil portion of New Orleans within a 5 minute walk to the Canal and Carrollton streetcar lines (serving both downtown/French Quarter and City Park), and close to many restaurants, coffee shops, and grocery stores, making this a highly convenient location. An owner lives in the other half and will help with city orientation as well as rapidly address any problems. The house features original wood trim throughout. There are two upstairs bedrooms at the back and front of the house, separated by a hall, each with queen Winkbeds; and 2 1/2 bathrooms (one of which contains a clawfoot tub - and a bidet!). A third bedroom consists of an upstairs den with a trundle sofa containing two single beds (important note: this middle bedroom/den is NOT independent but *is attached* to the front bedroom; great for kids! but not so much for adults staying longer term). Amenities include a fully furnished kitchen with all kitchen appliances, service for 8, Keurig, drip and expresso coffee makers; two internet-connected television sets in the living room and upstairs den; a stereo and separate Bluetooth speaker; routers for streaming internet content (no cable TV); a new washer and dryer; luxury sheets and towels; AND a baby grand piano! There is also a study in the back with an additional router, a sitting porch in the front, and a patio in the back yard *with a hot tub* (will be cold in summer). All utilities are included; a monthly cleaning can be included for an additional fee. Small quiet dogs permitted with pet deposit. Cats must have a landlord reference (we had a very bad recent cat experience!) We prefer medium-term, ie 2-8 month leases. Monthly rentals are at $2600 a month; holiday weeks are sometimes available (ie Thanksgiving, Christmas, Mardi Gras and Jazzfest weeks) at $2000 a week; please inquire. Again, this house is booked in 2026 through August 31, 2026, but is available after that. ALL utilities are included in 2-6 month leases = ie water, gas, electricity, internet. No smoking indoors. No large dogs; small lap dogs are ok with pet deposit. No cats (sorry, we just had a bad experience!) Ample street parking is available.
