10500 square foot horse facility with 40+ acres, fenced pasture, 70 x 300 sand arena, about 10 to 15 in pasture and the rest in woods. Private and quiet but convenient to everything, 5 minutes to the 4 lane. Plenty of parking in front and 9 horse trailers can easily get there and turn around but recommend coming in the day the first time. The last 1/2 mile to the barn is gravel and it is a state kept road and the DOH people are at the end of our road. Fencing is wood board on the front and smooth wire and horse tape on the back of the pasture. 3 very nice neighbors, all are animal lovers. The barn has 9 large stalls, wide center isle way, exceptional water well, large indoor area for indoor turn out or teaching clinics or lessons. Entire building has cement floor. The rafters run from 8 feet high in the front of the barn to 12 feet high in the back of the barn. The barn and stalls are all in rough cut lumber. There is a lounge, a tack and feed room with bridle/saddle hangers and shelves, there is a work shop where we store mucking tools and shelves for supplies. There is an indoor wash stall and a large saw dust bin that will hold about 55 tons of sawdust. The stalls are fully matted with really thick mats, stall lights, stall electrical plug, hay feeder/grain feeder, stall name plate, the big stalls have saddle racks on their stall fronts, racing gates on all but one stallion stall, which has a full door. There are 4 large stalls (12 x 16) and 5 regular stalls (12 x 12) and one hasty stall/grooming stall with cross ties made with field gates. The open indoor area is 50 x 110 feet. We normally store square bales in the isle way and round bales in the indoor and usually have a 300 gallon defrosted trough in there so everyone has plenty of water. No unpaid back taxes, no liens, property is owned free and clear by seller. It was surveyed in 2013, had a title search done. Barn needs a metal sheet replaced on the roof, needs painted and about 8 boards replaced on fencing, the back fencing needs walked and tightened. Much of the fencing was fixed and painted this past summer.
