Tenant must occupy property within 5 days of commencement date. Lease renews automatically on a month-to-month basis unless landlord or tenant provides written notice not less that 45 days before termination date. Rent is due the 1st of each month and will be considered late by the 3rd day of each month. Late rent is a breach of lease. Initial late charge is $75. Additional late charges $75 per day. Unless all parties agree no pets allowed temporary or permanent - initial charge for violating pet restriction; $200 and $50 per day thereafter plus cost to remove pet from premises and cost to repair any damages caused by pet. Intended for private residence only. Only persons named in the lease will occupy property. Repair of vehicle not allowed. No businesses of any type allowed. Must comply with all HOA requirements. Tenant may not permit guest to stay on the property longer than that permitted by HOA or 10 days without landlord written permission. Landlord or someone permitted by landlord may enter property at reasonable times without notice. Tenant may inspect home. Home will be rented AS-IS. When lease ends, tenant(s) will surrender property in the same condition as received. Security deposit will be forfeited if property is abandoned. Tenant responsible for any repair $75 or less including replacement bulbs, batteries, fuses. Smoking, illegal drugs not permitted on property including but not limited garage and outdoors. Repair request must be in writing. 3 vehicles max may be parked on the property.
