In contrast to many duplexes, this one is in a quiet residential neighborhood with single family homes on all sides. The neighborhood is stable with low housing turnover and a mix of older couples and families with young children. Across the street from the duplex is a large park with a kid's playground, walking and bike trails, soccer / baseball fields and two lakes. A five minute bike ride or 10 minute walk will get you to a major Park & Ride station with local and express downtown buses.I own the duplex and have lived on one side for 14 years. I have turned over tenants only twice before. This place is my home (not just a rental property) and I treat it as such. It is a side-by-side duplex with each side set up as essentially a separate small single family home. The single shared wall has excellent sound proofing and the driveway, garage, entrance, etc are all completely separate. Due to the private and visually separated nature of this particular duplex, I often don't see my tenants for a month or more at a time.When the occasional maintenance issue comes up, generally it is addressed within a day. I know the inner workings of the place pretty well and can fix a lot of stuff myself. When I can't fix something, I take advantage of the great local contractor contacts I've made during my 14 year land-lording career. Because many of them know me, response times are predictable and quick.The best way I can sum up what it's like to live here is that you'll feel like you are living in a single family home, but you'll have someone (me) to handle all the maintenance issues and hassles that come with living in a single family home. It's a good deal for both of us.I am looking for quiet dependable tenants who want a nice place to live for at least a year.Background check paid for by applicant(s) required.
