This is a HOUSE (not apartment) and is approx 1250 square feet, Zillows system is overriding my choices. This is a 3-bedroom 1 bath with 2 car garage and a fenced yard located in the lower Rattlesnake. The house a large living room, dining room, kitchen, large laundry room, mud room off the garage, and 2 car garage. This property also has the following attributes: Hard wood floor in dining room, brick fireplace with electric fireplace insert, fenced raised bed garden spot, concrete patio, large fenced yard, dishwasher, hook ups for washer/dryer and lots of closet space. The heat is a gas forced air furnace, the heat and electric bills on budget billing average $133/month. Tenants said that over the years budget billing has been as low as $98/month to as high as $141/month. The house is well insulated keeping it cool in the summer and warm in the winter. The water is on Missoula water and averages $33/month (Nov-May) going up to anywhere from $60 to $100 with summer grass watering. Rent is $2450/month with a $2400 deposit, Pets a possibility upon approval with additional pet rent of $50/month total ($2500/month total Rent) and additional $100 deposit per animal, however would prefer to keep it to 2 animals. Tenant pays water & electric/heat and is responsible for mowing & watering lawn in summer and snow removal in winter, garbage is included in rent. No smoking allowed. Lease is for 1 year and then will roll over to a month-to-month basis after that. We take a lot of pride in our rentals and we would appreciate having someone who would take care of it like it is their own. The current tenants (after living here 7 years) are moving because they purchased a house. The move out date for their last day is October 31st with the house being available November 1st. I will need to go through the house to see if some updates/fixes need to be made, if you can advise me of your move in plans/situation I can let you know if the 1st will work or if it will need to be set back a few days. Also please know that off the back side of the garage is a 2-bedroom apartment that is completely separate. It has a separate yard and parking, utilities etc and the only "mutual" wall is the garage wall. This property is located in the lower Rattlesnake, within biking distance of the University and walking distance of Rattlesnake gardens and Greenough Park as well as the bus stop is on the next street over. Owner pays garbage & sewer Tenant pays Heat, electric and is responsible for water grass and snow removal. Lease is for 1 year then rolls over to Month-to-month.
