This lease is for the entire house and not to be rented out for rooms. Only those people on lease may live there. Small dogs only no cats and no large dogs unless otherwise agreed in writing on lease. Renter pays all utilities to include water, electric. Tenant sets up their own water/electric accounts. Tenant is required to spray for bugs quarterly and take care of yard to include mowing and weeding of entire property. If tenant does not take care of outside of property, owner will send them the bill and they are required to pay within 30 days. If tenant wants lawn care and bug spraying include in rental price we can add on for additional monthly payments. No subleasing of the property at all. No roommates/room rentals allowed. All tenants go through background check and financial verification. This information will be checked and verified. This rental is for long-term. 1 year or more. Small dog under 40lbs is ok. You will be required to put additonal down payment of 500 for dog, returnable at the end of the lease if there is no damage to floors, walls, etc. No Big dogs allowed and dogs must be given approval prior to rental.
