Monthly household income must be at least 3.5 times the monthly rent amount We pull credit, background check, rental history, and must be able to verify income. The background check will pull any previous evictions, misdemeanors and sex offender registry. (If an applicant has vacated a previous property owing a balance, the application may be declined). The security deposit is equal to one month's rent. Security deposit and first month's rent must be paid in certified funds (cash, cashier's check or money order). We are unable to rent to anyone in an active bankruptcy. If an applicant has been in a bankruptcy in the previous 5 years, and the bankruptcy has been discharged, the application may be considered. On our homes which allow pets, normally the non-refundable pet fee paid upon move in is $250 for each pet. Due to insurance restrictions and liability on some of our rental homes, we may not be able to rent to certain types of breeds. We may have pending applications on some of our currently advertised homes. These homes will continue to be marketed until a lease has been signed. Application Fee is $60 per adult (Adults are 19 years of age or older)
