    Monthly rent is offered at $1650 and requires a one-year lease agreement. Deposit is $1600. A max 2 dogs up to 40lbs considered- we need to meet the pet. No cats, pit bulls or pit bull mixes. No Smoking. Washer/Dryer hook ups. Tenant is responsible for yard maintenance, snow removal. Must supply your own equipment for such (shovels, lawn mower, snow blower if desired). Tenant is responsible for W/S/G and electricity (Avista). All individuals 18+ that will be residing at the rental must submit a separate application. All applicants will be evaluated on the following criteria: Credit History: Minimum credit score: 650 (negotiable depending on other qualifications such as income, rental history/ references, stable work history, etc. - applicants with scores below 650 may still be considered if other qualifications are strong. Income Requirements: Minimum combined household gross monthly income: 2.5x rent ($4500/month). Income must be verifiable through pay stubs, tax returns, or employer verification. Rental History: Positive rental references required for the past 23 years. No prior evictions or unlawful detainer filings | No outstanding balances owed to past landlords. Employment: Current employment required- stable work history preferred. Criminal Background: Criminal history will be reviewed in accordance with WA State law. Convictions that may pose a risk to property or resident safety may be grounds for denial. Application fee covers credit and background checks. Applications will be processed in the order received. All applications must be submitted through Avail or Zillow. We accept Avail or Zillow's reusable tenant screening reports (valid for 30 days) at no additional cost. Applicants must still provide current income, employment, and rental history verification. THE FOLLOWING MAY RESULT IN DENIAL OF YOUR APPLICATION AND/OR OTHER ADVERSE ACTION: credit score below 600, recent bankruptcy, unlawful detainer action (eviction) on your record, poor rental history, a criminal record with a felony or a criminal detainer filings | No outstanding balances owed to past landlords.
